A spreadsheet or Rentdocket?

Both can keep your rental records in order. The difference is how much you set up yourself.

With a spreadsheet

Choose your own columns and formulas, and keep a local copy. Many spreadsheet tools are free. If your file is organised and easy to check, you may not need another tool.

You set up the T776 categories, personal-use calculation, and ownership split. You also need a way to find the receipt behind each entry.

With Rentdocket

The categories follow T776. Receipts stay with their transactions, and personal use and ownership shares are calculated from the figures you enter.

Create a tax summary for each property and owner to review yourself or share with your accountant. You get less flexibility than a spreadsheet: there are no custom columns.

Check your expense categories

The free T776 expense guide lists the CRA categories. No account needed.
