What the product does

Rentdocket is record-keeping software for Canadian residential landlords. You record rental income, expenses, and receipts throughout the year. It organises them for form T776, the Statement of Real Estate Rentals, and produces a rental tax summary for each property and owner.

It describes and calculates. It does not make decisions for you, and nothing in it is advice.

Not tax advice, and not a filing

Rentdocket is not a tax preparer, and its output is not a filed form. Every figure it produces is generated from what you entered, for your records. You are responsible for what you file — verify amounts against your own records, and bring a qualified tax professional into any decision, including whether to claim capital cost allowance.

Your account and your data

Your records belong to you. You can download every generated package as a CSV, and you can delete transactions, properties (with their transactions) and generated packages from inside the app. The privacy page explains how your information is stored, processed, and deleted.

You are responsible for activity under your sign-in. Each account holds one person's records. Adding a co-owner's name to a property does not create a separate login for them.

Availability and changes

Rentdocket is in development. Access is free until paid plans launch. Screens and features may change. Two things will not change without a considered decision and notice: generated packages keep the figures they were created with, and tax calculations follow the published form.

Fair use: the Portfolio plan's unlimited document scanning is subject to a fair-use ceiling of 4,000 documents in any rolling 365-day period. A scan past that ceiling is declined until earlier scans age out of the period; manual entry is unaffected.

If the product ever shuts down, you will get notice and a window to download your packages and records first.

What we promise, and what we can't

We work to keep the arithmetic correct against the current year's form, and the site available. But the software is provided as-is: we cannot promise it is free of errors, and to the maximum extent permitted by law we are not liable for indirect losses, or for outcomes on a tax return you filed. Check the figures against your records before filing.

Before paid plans launch, our total liability to you is limited to what you have paid to use it, which is nothing.

Changes to these terms

Material changes to these terms will be announced on this page with a date. Continuing to use the product after a change means you accept it.
