T776 expense categories

T776 has 13 expense categories, each with its own line number. Choose a category when you record an expense to keep the year’s totals organised.

Condo fees

Condo fees are commonly reported on line 8871, management & administration fees. The regular fee is generally recorded together rather than divided between the utilities, repairs, and other costs it covers.

Mortgage payments

Only the interest portion of a mortgage payment belongs on line 8710. Principal, the part that repays the loan, is not recorded as an expense or a capital addition on T776. Your lender’s annual statement usually shows the interest separately from principal, so you can check the amount against that record.

Repairs and improvements

Replacing a broken window with a similar one is commonly a current expense on line 8960. Work that improves the property beyond its original condition is commonly a capital addition.
