Your 50% share is reported below line 9369 on your T776. Capital cost allowance (CCA), a deduction spread over years, is applied after this split. Each owner decides their own claim separately.
Use whole property amounts
Each owner’s form shows the same property totals. Ownership percentages apply to net income after the personal-use portion on line 9949 is removed.
Not covered
- Calculate capital cost allowance, which is considered separately for each owner
- Handle ownership percentages that changed during the year
- Calculate partnership income, which follows different reporting rules
- Determine who is entitled to the income based on who received or contributed money
This tool applies personal use to one expense total. A tax package applies it to each expense category, then adds the rounded amounts. The personal portion can differ slightly because of that rounding.
Prepare a tax package for each owner
Save each owner’s share with the property. Tax packages include a separate summary for each owner.
